Having lived at Elm Hollow for a year now, I have a few factual observations to share - 1) My air filters were not changed once since living here for a year now, I pulled them down myself and realized how gross they were. I also saw on the air filter that it says to replace them every 30 days, I confirmed with the office that this is their responsibility to take care of this. Maintenance should put 2 air filters outside each apartment every 30 days or so and we can change them out ourselves. I am saying 30 days because that's what it says on the air filter. Once I submitted a service request, maintenance did come replace my filters the same day. I asked him to please make sure my filters were replaced regularly going forward and he said it depends on how much I run my AC...It is summer in Texas, so it's safe to assume I will keep my AC on and shouldn’t they be replaced according to what the air filter manufacturer recommends anyways? See pictures attached. 2) Every time I go to the pool, it is typical to see residents cleaning the pool themselves with the cleaning net, the office told me the pool is self-cleaning but I don't see that the self-cleaning process works, with all the dead bugs floating in it. Also, if you plan on hanging out at the pool after the office has closed, be advised the pool bathrooms will be locked and you'll have to go home to use the restroom. A resident had a birthday party on a Saturday with about 12 kids at the pool and the pool bathrooms were locked when the office closed at 5:00, so the kids were having to be escorted inside an apartment to use the restroom during the pool party. I was told the reasoning is because the bathroom gets vandalized if it's left unlocked when the office is closed. We recently got new pool chairs at the pool and I noticed 3 chairs looked like they had been sliced with a knife or some other sharp object, so maybe the vandalism concern is real but it’s unfortunate that we all must have limited access due to the people to vandalize public property. 3) Beware that the gate code pads will seriously shock you, I was shocked the worse I've ever been shocked yesterday, my left hand/arm was zapped and then I started having an earache in my left ear right after the shock, I'm not sure if that's connected but the shock was intense. So, be advised to use an object and not your fingers to enter the gate code in the front and back entrance. 4) Assault. We all received an assault notice on 5/27 but we were given hardly any details, we don't know if the assault was domestic or a stranger off the street who managed to come into the complex and assault someone. We also had a murder happen at our complex last year. I would like to see our gates kept closed (they are often left open) and more parking lot lighting is needed in our parking lots. Our gate codes don't change frequently enough, in my opinion either. I've been here a year and the gate code has changed once in that timeframe. 5) I needed to use the printer one day and the residents printer was broken, so I had to use the front desk printer, then the quality of the print was terrible, I was told the drum needed to be replaced. I’m pretty sure we are charged fees in our rent to cover office accommodations, like printers, wifi, coffee, ect. This isn't major but would be nice to have working accommodations at the office. 6) A lot of the older residents do not like kids here, so beware. They will complain about normal kid stuff, playing, running, riding bikes...What are the kids supposed to do, sit inside all day and be quiet? Some good things to note – Cara does work to remedy issues that are within her control, so I do appreciate that. I do understand there are challenges in managing a property and it's probably not all easy, these are just a few things that I feel could be improved upon.
